Location

The Serra da Mantiqueira runs for some 500 kilometres across São Paulo, Minas Gerais and Rio de Janeiro, and holds the highest ground in southeastern Brazil. It is a range of araucárias and jequitibás, of preserved Atlantic Forest and mountain air — long the destination for those leaving the capital in search of altitude and cold, and today also of climbing, hiking and the high-altitude wines emerging around São Bento do Sapucaí.

Monteiro Lobato sits on the São Paulo side of the range. A petrol station, supermarkets, restaurants, a bakery and a hospital are all five minutes away by car, in the town centre.

It is an uncommon combination: the town centre five minutes away and, at the same time, surroundings where the adjoining owners have no way to build.

Boundaries and privacy

The property occupies a hillside and fronts the public road to the north. To the south and east it adjoins a single neighbour, with preserved native forest between the two properties — a remnant of Atlantic Forest, legally protected, which restricts clearing and building on that strip. To the west, the adjoining owner likewise has no possibility of building.

The result is unusual privacy for a property with direct road access.

View

The property faces the Serra da Mantiqueira. From the high ground the view opens over the field and the valley and reaches the line of the range beyond, with no building anywhere in the foreground.

That view depends on no agreement with any neighbour. The property stands above the ground separating it from the range, and the adjoining owners have no way to build — protected forest to the south and east, no possibility of building to the west. It is a view that the geography and the boundaries keep.

Vegetation

The top of the hill is planted grass: open, clear, walkable ground with nothing in the way — this is where the view opens out.

Most of the remaining area is planted eucalyptus. It yields firewood for the house and allows a commercial cut roughly every five years. Because it is a planting rather than native forest, this area does not carry the restriction that applies to the preserved strip to the south and east: it can be cut, which keeps the property open to future development rather than closed off by its own vegetation.

Electricity

Connected to the electricity grid, with a transformer in front of the plot sized to allow a significant increase in load. The wiring runs underground.

Internet and security

Internet via Starlink, installed and in operation, with the equipment included in the sale — a satellite connection, independent of terrestrial infrastructure.

Security cameras installed, also included in the sale, with remote access — the property can be watched from a distance between visits.

Building sites

Beyond the existing house, there are three further areas earmarked for building: two on the scale of the current house, and a levelled platform that takes a substantially larger one — 200 to 300 m², or more. The infrastructure was laid out with that use in mind.

Water

The property has no spring of its own. Supply comes from an intake on neighbouring land, through a connection already installed and in operation, with the right assured in the purchase and sale contract.

The property has a water reserve of more than 25.000 litres, capacity well above what is usual for rural properties of this size, giving comfortable autonomy during dry spells or maintenance.
